In particular, we have reviewed the following survey file related to this <br /> Z particular request: <br /> w <br /> CO <br /> 5342 142"d Street Survey(Pastorius sure-I IxI T pdo dated 3/17/2022 by Pete Goers, <br /> PLS <br /> 0 LO <br /> Co Based on the review of the above documents, we offer the following comments related to this <br /> Co application: <br /> N <br /> Ln <br /> 1. Soil borings should be obtained to confirm the current and historic groundwater elevation on <br /> site to determine regulatory freeboard conditions with respect to low floor elevations and low <br /> LO <br /> floor openings for any future buildings. <br /> LO <br /> 2. The applicant is proposing to install additional sanitary sewer and water services by <br /> z connecting to the utility mains in 142"d Street to serve the new lot split portion. <br /> 3. Additional easement will need to be provided on the new lot to accommodate future <br /> a maintenance of the existing utility services to the original lot. <br /> a <br /> Z 4. SAC and WAC charges will need to be paid with the connection to the utility mains at the time <br /> of building permit. <br /> CO <br /> 5. Provide a grading plan that establishes a drainage swale that conveys drainage away from <br /> CD <br /> CD both building pads along the common lot line between them. <br /> N <br /> LU <br /> 6. With the connection of the utilities, the roadway will need to be restored to the existing street <br /> section and additional bituminous may be required to be milled off to create a full width street <br /> patch. <br /> w 7.
