Shores of Oneka Lake Planned Unit Development Preliminary Plat Submittal <br /> March 14, 2022 Planned Unit Development and Preliminary <br /> Plat Application <br /> Shores of Oneka Lake Planned <br /> Unit Development and Preliminary <br /> Plat <br /> INTRODUCTION <br /> M/I Homes has entered into a purchase agreement to purchase property located between State Trunk <br /> Highway No. 61 and Oneka Lake. The 1 31.66-acre site is proposed to include a total of 218 lots <br /> including 109 single family lots, 40 twinhome lots, and 69 villa lots. There will also be a proposed <br /> 100-unit apartment complex in the northwest corner of the site that is not being considered at this time <br /> that will be developed by a different developer. The housing types are clustered giving the sense of <br /> smaller communities within the overall larger neighborhood. Villa Homes are single family homes with <br /> association maintenance of yard areas and snow removal. These homes meet the increasing demand <br /> for one-level living with association maintenance. Twinhomes will also be association maintained. The <br /> association maintenance of lawn areas and snow removal provides the homeowner with the freedom <br /> to travel, own a winter or summer home, or more time for recreation. <br /> The mix of housing types and varied lot sizes provides for diversity and interest in the community. <br /> Homebuyers will have the ability to select from a wide range of floor plans, exterior materials, <br /> architectural features, and landscape designs. Careful attention is paid to ensuring the use of varied <br /> elevations and materials to avoid any monotony of architecture from the street. Exterior materials <br /> include vinyl siding and may also include stone or brick accents. Attached are elevations for the wide <br /> range of floor plans. <br /> The site is currently zoned R-3 — Single Family Residential and FUS— Future Urban Service.
