RESOLUTION 2010-23 <br /> APPROVING A PRELIMINARY PLAT INTERGITY LAND DEVELOPMENT, <br /> INC. FOR "GOODVIEW ESTATES" LOCATED AT 13452 GOODVIEW <br /> AVENUE NORTH <br /> WHEREAS, Integrity Land Development, Inc. has requested approval of a preliminary <br /> plat to develop 58 lots and 2 outlots to be known as "Goodview Estates" located at 13452 <br /> Goodview Avenue North and is legally described as follows: <br /> See Attached <br /> WHEREAS, the Planning Commission has reviewed said site plan and recommends <br /> approval. <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br /> THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br /> preliminary plat for"Goodview Estates" subject to the following conditions: <br /> 1. A preliminary plat is approved to allow the creation of 58 single family lots and <br /> two outlots to be dedicated to the City, in accordance with the plans received by <br /> the City on April 8, 2022, April 15, 2022, May 4, 2022, May 13, 2022, June 8, <br /> 2022 and July 6, 2022, except as amended by this resolution. <br /> 2. Development is subject to the R-3 district standards. No variances are granted or <br /> implied. <br /> 3. The developer must comply with all conditions outlined in the City Engineer's <br /> memos dated July 7, 2022, and all red-lined comments provided to the applicant. <br /> 4. The developer shall obtain all necessary local, state, and federal permits. <br /> 5. Access is prohibited on to Goodview Avenue from individual platted lots. <br /> 6. Staff will continue to work with the applicant on the street lighting plan. Exact <br /> locations of the street lights shall be reviewed and approved by staff prior to <br /> installation. <br /> 7. Each home shall provide a minimum of 2 parking spaces. <br /> 8. The grading plan shall be revised to move the grading away from adjacent <br /> properties to the north to reduce impact to existing trees on the north property <br /> line. The applicant shall continue to work with the City on the grading plan for the <br /> development. <br /> 9. A stormwater re-use system, as shown in the plans, shall be constructed with the <br /> development. The final plans shall be reviewed and approved by staff. The system <br /> will be installed by the applicant, and owned/operated/maintained by the <br /> homeowner's association. A stormwater reuse agreement shall be reviewed and <br /> approved by staff and recoded at Washington County. <br />
