We have reviewed the following <br /> information related to this application: <br /> 0 <br /> Oneka Prairie Sketch Plan Sketch Plan Revised dated June 20, 2022, for Southwind <br /> Z Holdings, LLC by E.G. Rud &Sons, Inc. <br /> m Sketch Plan Application Letter by Southwind Holdings, LLC dated May 19, 2022 <br /> Based on the review of the documents, we offer the following comments related to this <br /> o application: <br /> 00 <br /> co General/Access <br /> Ln <br /> 1. The subject property is located north of Empress Avenue North (constructed as part of the <br /> Oneka Place Development), south of 165th Street and east of the extension of Oneka <br /> Parkway. <br /> 2. The development would need to extend Oneka Parkway along the full length of the <br /> development. Two access points along Oneka parkway are proposed with a 3rd access point <br /> z into the development coming from the extension of Fairoaks Avenue that was constructed as <br /> part of the Oneka Place Development. <br /> 3. An existing 100-ft ROW exists for the construction of Oneka Parkway. Additional right-of-way <br /> a is not necessary to be dedicated. <br /> Z 4. Connection of Oneka Parkway to 165th Street is not planned nor is a requirement for this <br /> a development. <br /> co <br /> CD Utility Plan <br /> 0 <br /> N <br /> 5. As identified in the City's Comprehensive Water Supply and Distribution Plan, a 12"trunk <br /> watermain will need to be extended north from the existing 12"trunk watermain located within <br /> Oneka Parkway with the City of Hugo paying for oversizing costs. <br /> 6. The City's Comprehensive Sanitary Sewer Plan identifies the way in which properties are to <br /> w be served by sanitary sewer. A trunk sanitary sewer lift station is identified to be constructed <br /> near the existing terminus of Oneka Parkway and will be paid for and constructed by the City <br /> = of Hugo. Sighting of the lift station will need to be coordinated with the developer and will <br /> require a public drainage and utility easement. <br /> w 7. Sanitary Sewer within Fairoaks Avenue is available to serve a small portion of the property <br /> r- based on its current depth. Staff will need to further evaluate sewer service to the subject <br />
