We have reviewed the following information related to this <br /> application: <br /> Conditional Use Permit Submittal dated August 5, 2022 by Larson Engineering, Inc. <br /> ° 0 Stormwater Calculations dated August 3, 2022 by Larson Engineering, Inc. <br /> c� <br /> ui <br /> Z <br /> m Based on the review of the documents, we offer the following Engineering comments related to <br /> this application: <br /> CD General/Access <br /> LOCo <br /> 1. The subject property is located east of Forest Boulevard/US Highway 61 between 1501h and <br /> N 152nd Streets. <br /> 2. Access will occur using the existing entrances from Forest Boulevard/US Highway 61. Two <br /> 0 <br /> of the 4 total entrances are proposed to be removed. <br /> LO 3. The applicant has provided sidewalk easement to accommodate a future sidewalk north to <br /> Francesca Avenue. Additional easement may need to be obtained from the property owners <br /> to the north. The applicant has indicated they intend to work with the property to the north to <br /> implement the construction of the sidewalk connecting to Francesca Avenue. <br /> a <br /> 4. Detailed comments have been provided on the plans and sent to the applicants engineer so <br /> Q they can be addressed in future submittals. <br /> rn <br /> 5. MnDOT has reviewed the proposed development related to impacts on TH 61 and provided <br /> N a letter to the City dated October 191h. Several comments regarding pedestrian <br /> W improvements, traffic flow accessing TH 61, and signing were provided. A copy of this letter <br /> D is attached to this memo along with a response memo from the applicant. Staff, MNDOT, <br /> U) and the applicant will schedule a meeting to discuss further. The applicant will be <br /> responsible for all costs associated with any potential improvements required by MNDOT. <br /> W <br /> W <br /> 6. There is an increase in traffic generated by the proposed change in land use, however it is <br /> U) minor.
