DESCRIPTION OF REQUEST: <br /> The applicant is requesting a comprehensive plan amendment to change the land use from <br /> Medium Density Residential (MD) and Industrial (IND) to High Density Residential (HD). The <br /> applicant is requesting to rezone the property from Low Density Multiple Family Residential (R- <br /> 4) and General Industrial (I-3) to Medium Density Multiple Family Residential (R-5). The <br /> applicant is requesting approval of a site plan and conditional use permit (CUP) for a three story <br /> approximately 60,000 square foot apartment building and expansion of the manufactured home <br /> community with 16 additional homes for the property. The applicant is requesting a CUP for the <br /> Apartment use. Apartments are allowed the multi-family zoning district with a CUP. The <br /> applicant is requesting a CUP for the expansion of the manufactured home community. <br /> Manufactured homes are allowed in any multi-family zoning district with a CUP. The applicant <br /> is requesting a subdivision of the property to have the apartments on a separate parcel. The <br /> common driveways and facilities will have a shared access and use agreement for all of the <br /> parcels. The applicant is requesting a variance to allow the apartment building to be 39 feet in <br /> height, where 35 feet is allowed by the ordinance. <br /> The property is 7 acres with no wetlands on site. The density of the project would be ten units <br /> per acre, meeting the proposed zoning district regulations. <br />
