CITY OF HUGO <br /> CONDITIONAL USE PERMIT <br /> DATE OF APPROVAL: November 21, 2022 <br /> OWNER: Xcel Energy Inc. <br /> 414 Nicollet Mall <br /> Minneapolis, MN 55401 <br /> ADDRESS FOR WHICH CUP IS GRANTED: 13620 Fenway Boulevard North <br /> LEGAL DESCRIPTION: See Exhibit A <br /> ZONING DISTRICT: Business Park(BP) <br /> THIS CONDITIONAL USE PERMIT ALLOWS FOR THE FOLLOWING: <br /> An exterior storage area and outdoor electric and gas training area. <br /> THIS CONDITIONAL USE PERMIT IS APPROVED SUBJECT TO <br /> COMPLIANCE WITH THE FOLLOWING SPECIAL CONDITIONS: <br /> 1. The conditional use permit is hereby amended to include the site plan dated <br /> November 7, 2022 showing the location of the added transmission lines and <br /> substation for training. <br /> 2. The conditional use permit shall comply with the following conditions: <br /> a. The development shall comply with the comments in the Engineer's <br /> memo dated December 1, 2011, May 15, 2012, October 29, 2012, and July <br /> 7, 2017, and November 3, 2022 <br /> b. The location and geometries of the site plan shall be further reviewed and <br /> approved by City staff prior to the issuance of a building permit. <br /> c. All exterior storage shall be screened from view from adjacent properties <br /> and right of ways. Staff shall review and approve the fencing and <br /> landscape plan. <br /> d. Exterior storage of equipment shall be located on a paved surface. <br /> e. The design of the home simulators shall be reviewed and approved by City <br /> staff prior to installation. <br /> f. At any time the fumes from the outdoor gas training becomes a nuisance; <br /> Xcel shall take action to abate the issue. At anytime as requested by the <br />
