Resolution 2022- Page 3 11. Prior to the release of the final plat for recording, the developer shall comply with the following conditions. a. The developer shall comply with the City standards for street lighting within the public right-of-way. The street lights shall be a decorative style light. a. The developer shall comply with all conditions in the City Engineer's letter dated December 1, 2022, and red-lined comments provided to the developer. b. The development shall comply with the Fire Chief s requirements regarding fire flow calculations, the location of fire hydrants, fire department connections, and fire lane signage. c. The developer shall obtain all necessary stormwater management and WCA permits from the City. d. The development shall obtain the necessary permits from the Army Corp of Engineers for the wetland replacement plan. e. The developer shall obtain all necessary local, state, and federal permits. f. A stormwater reuse agreement shall be reviewed and approved by staff and recorded at Washington County. g. The Homeowners Association (HOA) documents for review and approval by staff. h. The City's development fees will apply to this project. The fee amounts will be calculated and included as part of the Development Agreement. A development agreement shall be executed and all fees shall be paid. i. A formula has been developed to determine the amount that the water trunk fee can be reduced based on the water reuse system, which results in a 35% reduction in the trunk fee. This provision will be included in the development agreement for each phase. 12. Prior to the issuance of building permits, the developer shall comply with the following conditions. a. The applicant shall record the final plat, development agreement and all other documentation at Washington County and provide the City with proof of recording.
