In particular, we have reviewed the following plans related <br />to this particular request: <br /> <br />• Civil Plan Sheets dated 3/18/22 by SRF <br />• Stormwater Management Report dated 3/18/22 by SRF <br /> <br />Based on the review of the above documents, we offer the following comments related to this <br />application: <br /> <br />Grading, Street, and Utility Plans <br /> <br />1. The site is proposed to maintain the current access from Forest Boulevard/US Hwy 61 at <br />146th Street. <br />2. Any impact to traffic or the state right of way as part of construction will need to be <br />coordinated with, permitted, and approved by MNDOT. <br />3. Water service to the site will be achieved by connecting to the watermain at the south end of <br />Fondant Avenue and looping it through the site and connecting to the existing watermain on <br />the east side of Forest Boulevard/US HWY 61 <br />4. Sanitary sewer service to the site will involve rerouting the existing sanitary sewer mains that <br />run from the north and south of the site and connecting to the existing sanitary sewer <br />manhole on the east side of Forest Boulevard/ US Hwy 61 to accommodate the selected <br />building locations. <br />5. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br />6. The existing drainage and utility easement for the sanitary sewer will require vacation, with <br />new drainage and utility easements placed for the looped watermain and the relocated <br />sanitary sewer. <br /> <br /> <br /> <br /> <br />
