Request for Preliminary Plat for <br />“Goodview Estates” consisting of 59 single family homes and 2 outlots on <br />approximately 70 acres located at 13452 Goodview Avenue North. <br />DATE: July 15, 2022 for the Parks Commission meeting of July 20, 2022 <br />1.DESCRIPTION: <br />Integrity Land Development has submitted an application requesting approval of a <br />Preliminary Plat for a residential development for 59 lots and 2 outlots on approximately <br />70 acres to be known as “Goodview Estates”. The property includes wetlands and 36.7 <br />acres of buildable land for a net density of 1.6 units per acre. <br />The property is located at 13452 Goodview Avenue North and is zoned Single Family <br />Detached Residential (R-3). To the north is the Birch Tree Pond neighborhood and to the <br />west and south is the Adelaide Landing neighborhood. These properties are zoned <br />Planned Unit Development (PUD) and R-3. The properties to the east are Future Urban <br />Service (FUS) and are five acre lots occupied by single family homes. <br />The City’s discretion in approving or denying a preliminary plat is limited to whether or <br />not the proposed plat meets the standards outlined in the Comprehensive Land Use <br />Regulations. If it meets these standards, the City must approve the preliminary plat. The <br />lot widths will be a minimum of 80 feet wide. Lot size, setbacks and other requirements <br />are met. Staff finds that the development is consistent with comprehensive land use <br />regulations, the subdivision regulations, and meets the criteria necessary to approve a <br />preliminary plat. <br />2.PARK DEDICATION: <br />The developer is required to dedicate land, pay a fee, or a combination of land and fee to <br />satisfy park dedication per Sec. 90-324 of the City Code.
