Page 1 of 3 <br /> <br />Hugo East Project Narrative <br /> <br />Summit Management is a renowned property management and development firm that owns and <br />operates several properties throughout the state of Minnesota. With over 25 years of expertise in <br />the industry and serving thousands of residents annually, Summit Management prides itself on <br />providing exceptional management services and outstanding properties and amenities. <br /> <br />The existing Hugo Estates Community located at 15057 Forest Blvd. N. in Hugo, MN is owned <br />by Erin Lambert (TPP, LLC) and managed by Summit Management. Summit Management has <br />seen great success in maintaining affordable housing for Hugo residents while also ensuring the <br />Hugo Estates community is one which all residents can be proud to have as a part of the <br />community. <br /> <br />The proposed location is currently a 6-acre vacant multifamily lot with a single-family home that <br />will be demolished. The proposed Hugo East project will be constructed alongside the existing <br />Hugo Estates Community and will consist of an additional 16 manufactured home sites that will <br />expand the existing community, plus a new state of the art 54-unit, three story apartment building. <br /> <br />The exterior materials of the apartment building will be a mixture of brick, steel siding, trim and <br />window shutters, with decks and screening incorporated around the entire building. The colors <br />will consist of earth tones that complement the palette of the surrounding neighborhood. (See <br />colored rendering attached as Exhibit A). <br /> <br />Some of the proposed uses and amenities of the 54-unit apartment building include the following: <br />• Spacious, bright apartments <br />• Full kitchens with all appliances in every unit <br />• Washer and dryer in every unit <br />• Maintenance of apartments, common spaces and all appliances <br />• Digital cable TV programming / Internet Access <br />• Utilities including gas, electric, water, waste and recycling <br />• Individual climate control in every apartment <br />• Community Room <br />• Exercise Room <br />• Outdoor patio with grills and lounge space <br /> <br />The manufactured homes sites will be occupied by high quality manufactured homes with attached <br />garages, each having its own green space accompanied by manicured landscaping. (See colored <br />rendering attached as Exhibit B). The projected approximately 25 residents of the additional 16 <br />home sites will have access to the storm shelter located in the existing Hugo Estates Community, <br />which has remaining available capacity for up to 181 additional individuals. <br /> <br />Summit Management looks forward to bringing another vibrant community to the City of Hugo. <br /> <br /> <br /> <br />
