We have <br />reviewed the following information related to this application: <br /> <br />• The Shores of Oneka Lake 4th Addition Final Plat Submittal dated February 23, 2024, by <br />Carlson McCain <br />• The Shores of Oneka Lake 4th Addition Sanitary Sewer, Watermain, Storm Sewer, and <br />Street Construction Plans dated February 23, 2024. <br />• The Shores of Oneka Lake 4th Addition Grading, Development & Erosion Control Plans <br />dated February 23, 2024. <br /> <br />Based on the review of the documents, we offer the following Engineering comments related to <br />this application: <br /> <br />General/Access <br /> <br />1. The subject property is located east of Highway 61 at 159th Street and north of the existing <br />Oneka Ponds development. <br />2. The roundabout at TH 61 and 159th Street will serve as the primary access for the <br />development and is open to traffic as of late last fall. <br />3. Plans have been completed and there are no further engineering comments. <br /> <br />Utility Plan <br /> <br />4. An 8” sanitary sewer will be extended along 157th Street North from an existing sanitary <br />sewer stub extended from Goodview Trail North. <br />5. The construction plans correctly show an 8” watermain being extended through the 4th <br />Addition, connecting Goodview Trail North and Goodview Avenue North. <br />6. The sanitary sewer will be connecting into an 8” sanitary sewer stub provided in a previous <br />phase of this development. <br /> <br />Stormwater Management <br /> <br />7. The site is meeting water quality requirements primarily through water reuse for onsite <br />irrigation. The remaining water quality required will be provided by the stormwater ponds <br />onsite. <br />8. The site meets rate control requirements through the stormwater ponds within the overall <br />development. <br />9. Plans have been completed and there are no further engineering comments. <br />
