Liberty Classical Academy Site Plan and CUP <br />Page 3 <br /> <br />The applicant has been working on revisions to the plan to be reviewed and approved by staff. <br /> <br />Staff meet with Washington County on Tuesday, May 21, 2024, to discuss the project and access <br />points. They stated although an access on to 122nd Street/CR7 may be reasonable, the proposed <br />access on County Road 57/Keller Avenue is also reasonable and safe. They have reviewed the <br />traffic information and proposal from the applicant and they do not foresee a safety or traffic <br />issue on Keller Avenue/CR 57 and 122nd Street/CR 7. The County roads have the capacity for <br />additional traffic and with proposed improvements will be designed to be safer. The County <br />looks at the area as a whole when reviewing the project and they do not see problem occurring <br />regarding congestion or safety on the County Road systems with the building addition. The only <br />improvements required for the building addition are a north bound right turn lane at the access <br />point into the school property and a south bound right turn lane on Keller Avenue/CR57 to 122nd <br />Street/CR7, both of which are the responsibility of the applicant to construct at their expense. <br /> <br />2. MAY TOWNSHIP PLANNING COMMISSION MEETING UPDATE: <br /> <br />At its May 30, 2024, meeting the May Township Planning Commission held a public hearing and <br />considered the request for a CUP for the septic system and stormwater facilities in May <br />Township. <br /> <br />There were several people that spoke during the public hearing. Generally there where the same <br />concerns and questions as the as outlined above. Generally the same support for the school <br />expansion comments as outlined above. <br /> <br />The Planning Commission talked about the request to have the septic system and the stormwater <br />facilities in May Township. There were three Commissioners that stated they did not support the <br />septic system for the school in May Township. There was another member that stated they look <br />at this as an accessory use to the school and stated they thought this was a good way to support <br />the school. There was one Commissioner that offered three additional conditions to the request. <br /> <br />There was a motion for approval with the three additional conditions of prohibiting outdoor area <br />lighting, prohibiting amplified noise, and additional landscaping around the small building for <br />the septic system. There were 2 ayes and 3 nays, motion failed. <br /> <br />There were no other motions presented at the meeting and the meeting adjourned shortly after. <br />No recommendation from the Planning Commission will go the May Town Board on Thursday, <br />June 6, 2024. <br /> <br />3. DESCRIPTION OF REQUEST: <br /> <br />The applicant is seeking approval of a site plan and conditional use permit (CUP) for an <br />approximately 33,500 square foot building addition to the existing school and associated parking <br />on the property located at 10158 122nd Street North. The building addition includes classrooms, a <br />gymnasium, and other learning spaces.
