Landform® and Site to Finish® are registered services marks of Landform <br />Professional Services, LLC. <br />The City updated the Southeast District Plan <br />and Design Guidelines in response to the <br />planned policy changes in the City’s 2040 <br />Comprehensive Plan. The most significant <br />changes involved the planned future <br />alignment of existing County Roads 10 and <br />50 in Corcoran. <br />As part of the update, the City reanalyzed the <br />mix of uses in the Town Center and modified <br />the plan to better reflect the City’s vision for <br />this area. This tree lined street has a 72-foot wide right-of-way and a center median with trees. The median may have turf or perennials and shrubs depending on the surrounding context. Parkways at the entrance to a neighborhood or district are logical places for upgrading the median plantings to perennials and shrubs with trees. In special cases, the median may be depressed and function as a stormwater amenity. In this case, upgraded plantings are advised. Buildings should have a zero setback. The pedestrian realm on Main Street is 16-feet wide from back of curb to building face. Amenities supportive of the building uses are encouraged including: patio seating, benches, bicycle racks, litter receptacles, and planter pots with seasonal displays. Infrastructure like pedestrian level lighting, street trees in landscaped boulevards are also appropriate.
