<br />Page 4 <br /> <br />Lot and Building Standards <br /> <br />The applicant is proposing the following setbacks: <br /> <br />Minimum building setback from <br />street right-of-way <br />25 feet <br />Minimum building setback from <br />private driveway <br />20 feet <br />Minimum building setback from <br />exterior property lines <br />15 feet <br />Minimum setback between <br />buildings <br />60 feet <br />Minimum parking setback from <br />street right-of-way <br />10 feet <br />Maximum building height 35 feet <br />Minimum lot area to be covered <br />by impervious surface <br />52% <br /> <br />Development Phasing <br /> <br />The developer is proposed to construct the buildings at the same time to be completed in 2025. <br /> <br />Landscaping/Signage/Lighting <br /> <br />Section 90-272 of the Hugo City code requires that all for apartment construction, all <br />areas not covered by building, parking, driveways, or impervious storage areas shall <br />be landscaped and maintained in accordance with Section 90-181. Section 90-181 <br />outlines those landscaping requirements. The ordinance requires 60 deciduous trees, 60 <br />coniferous trees, 47 ornamental trees, and 235 shrubs. The applicant is exceeding the landscape <br />requirements for the project. <br /> <br />The applicant is showing the parking areas and greenspaces to be landscaped. In addition the <br />applicant is showing a landscaped location for a monument sign at the entrance of the project. A <br />sign application shall be reviewed and approved by staff prior to installation. <br /> <br />The plan shows location for lighting for the project. The lighting generally meet the ordinance <br />standards, however a final plan shall be reviewed and approved by staff. <br /> <br />Park Dedication/Openspace <br /> <br />With The Shores of Oneka PUD general plan the project dedicated land and fee to satisfy the <br />park dedication requirements. The land dedicated is the upland areas of Outlot G along Oneka <br />Lake, which now includes a public trail. The proposed land dedication of 3.89 acres satisfied <br />40.5% of the requirement. The remaining would be satisfied with payment of 59.5% of the fee <br />($3,400 per unit). The fee for each unit is $2,023 totaling $121,380.
