The design guidelines state that buildings should be designed with high quality materials on all sides of the building. It is in staff’s opinion that the developer has attempted to comply with the spirit and intent of the design guidelines. They have done a good job at breaking up with façade of the building with projections and bends in the building. Staff recommends the following revisions to the building elevations to further comply with the design guidelines: 1. Add cast stone to the elevations to meet the intent of the design guidelines, specifically the corners and main entrance points. 2. The internal air conditioning unit vents shown on the plans shall match the color of the adjacent siding or stone. 3. The developer shall provide details on the locations and colors of the gutters and down spouts. 4. Staff will continue to work with the developer on the building material colors. 5. The applicant shall submit building materials for review and approval by staff. The final design shall be reviewed and approved by staff prior to the issuance of the building permit. Apartment Management and Amenities In addition to covered parking, on site amenities would include: secure access, in unit laundry, on site management including a manager’s office, a lounge area, a community room, a fitness center, and an outdoor gathering space. Signage Monument signs are permitted for residential subdivisions and multi-family developments of nine or more units. Monument signs shall be a maximum of 32 square feet per face. The sign shall be a maximum of six feet in height, measured from the grade of the ground, and shall be setback at least ten feet from all property lines and five feet from the right-of-way. The sign shall be designed to be architecturally compatible with the project and shall be located within a landscaped area extending at least three feet around the base of the sign. The developer is proposing a freestanding sign at the entrance of the property. The developer has not provided any details on the design of the sign. The developer has not proposed any wall signs. Prior to the installation of any sign a sign permit shall be approved by the City.
