PLANNING COMMISSION MEETING UPDATE: <br /> <br />At its September 26, 2024 meeting the Planning Commission held a public hearing and <br />considered the request. No one spoke at the public hearing. After discussing the request, the <br />Planning Commission voted unanimously to recommend approval of the minor subdivision <br />request, subject to conditions in the resolution. <br /> <br />2. DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting approval of a minor subdivision to create two 10-acre lots out of a <br />20-acre parcel. The property is not addressed, but is generally located west of Jeffrey Avenue <br />North and north of 152nd Street North. <br /> <br />3. CONTEXT: <br /> <br />A. Surrounding Land Use and Zoning <br /> <br />The surrounding properties to the north, east, south, and west are zoned Agricultural and are <br />developed as agricultural or residential homes. <br /> <br />B. Natural Characteristics of Site <br /> <br />The property has some sloping terrain with a steep drop off nearing a pond in the rear. There are <br />approximately 8.5 acres of wetland on the property. <br /> <br />4. ANALYSIS: <br />
