Liberty Classical Academy Site Plan and CUP <br /> Page 5 <br /> Site Plan <br /> Elementary School Addition <br /> The site consists of the school and gymnasium and is approximately 33,500 square feet. The <br /> applicant is proposing an approximately 33,000 square foot addition to the north side of the <br /> building. There will also be an addition to the existing parking lot on the east side of the <br /> building. The additional parking allowed for better circulation for drop-off and pick-up. The <br /> school does not have busing, it is all parent drop-off and pick-up. <br /> In May Township the applicant is proposing stormwater management facilities and the new <br /> septic system for the existing school and building addition. <br /> Setbacks <br /> All setback requirements have been met with this application. <br /> Streets and Access <br /> The property is located on County Road 57/Keller Avenue and County Road 7/122"d Street. The <br /> existing access points on County Road 7/122"d Street. Washington County requires specific <br /> spacing between access points and requirements road improvements, such as turn lanes, when <br /> vehicle trips reach a certain thresholds. Since there is not enough room for the road <br /> improvements to be built with the existing access point spacing they will be closed with one <br /> access remaining for emergency purposes only. <br /> The new property access to the property is located on County Road 57/Keller Avenue. In <br /> working with the Washington County the applicant proposed this location to meet intent spacing <br /> and road improvement requirements. There is a north bound right turn lane proposed into the <br /> school property as well. <br /> The septic system is located in May Township and there is an access driveway shown on County <br /> Road 7/122"d Street for maintenance access. No turn lanes will be required at this location and <br /> will be gated. <br /> The applicant will need to obtain an access permit from Washington County for the access points <br /> and improvements. <br /> Parking <br /> The City ordinance requires one parking space per classroom plus one parking space for each 100 <br /> students for the elementary schools and middle schools area and 1 parking space per class room <br /> plus one parking space for each 4 students. Special event space, like gymnasiums are calculated <br /> separately at one parking space per 3 seats, based on capacity size per building code <br />
