RESOLUTION 2024- <br /> APPROVING PLANNED UNIT DEVELOPMENT (PUD)AMENDMENT, <br /> PRELIMINARY PLAT,AND SITE PLAN FOR"ONEKA FIELDS" APARTMENTS <br /> WHEREAS, Fenway Land Company has requested approval of a PUD amendment, preliminary <br /> plat and site plan to allow construction of 60 apartment units in five buildings on property legally <br /> described as: <br /> Outlot C, The Shores of Oneka Lake <br /> WHEREAS, the request is for a PUD amendment to The Shores of Oneka Lake PUD General <br /> Plan; <br /> WHEREAS,the Planning Commission has reviewed said PUD amendment at a duly called Public <br /> Hearing on July 25, 2024, and recommends approval subject to the conditions listed; <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br /> OF HUGO, MINNESOTA, that it should and hereby does approve the request by Fenway Land <br /> Company for the PUD amendment, preliminary plat, and site plan, subject to the following <br /> conditions: <br /> 1. A PUD amendment is approved to allow the construction of 60 apartment units in five <br /> buildings on one lot,in accordance with the application and plans received on June 7,2024, <br /> and revisions received on June 27, 2024, except as amended by this resolution. <br /> 2. The plans must comply with The Shores of Oneka Lake PUD approvals in Resolution <br /> 2022-32, except as amended by this resolution. <br /> 3. The plans must be revised to comply with the City Engineer's memo dated July 22, 2024, <br /> and redlines comments provided to the applicant. <br /> 4. Prior to the installation of any signs, the developer shall obtain a sign permit. <br /> 5. The developer is responsible for obtaining all local, State, and Federal permits. <br /> 6. The PUD amendment includes approval of the following building setbacks: <br /> Minimum building setback from 25 feet <br /> street right-of-way <br /> Minimum building setback from 20 feet <br /> private driveway <br />
