Fenway Land Company <br /> Amenities <br /> The development will include over 6000 square feet of green space and a playground,providing <br /> recreational opportunities for families with children or pets. Additional off-street parking spaces <br /> will ensure convenient parking for residents and guests and residents will also have access to all <br /> amenities within the Shores of Oneka Lake community, including the trail connections and access to <br /> the city-owned parks. <br /> Landscaping <br /> The landscaping plan on Outlot C includes placing buffer trees and shrubs between the townhomes <br /> and the road to provide cover and additional privacy for residents. Monumentation will be placed <br /> at the entrance of the neighborhood, enhancing the sense of arrival and community identity. A <br /> variety of plant species will be used throughout the landscaping. <br /> Density <br /> The overall density for the site of Shores of Oneka Lake are guided as four units per acre. M/I <br /> Homes is currently at 2.27units per acre based on their plan to build 218 lots on 95.99 of buildable <br /> acres. Fenway plans to add 60 lots on an additional 5 acres in Outlot C, bringing the total density <br /> to 2.75 units per acre. <br /> Streets & Utilities <br /> The site will have two access points:one on Goodview Avenue North,and one on 1591h Street North. <br /> Both access points will be two-way roads, allowing for easy access from either direction. <br /> Wetlands, Stormwater Management, and Water Re-Use <br /> Stormwater ponding for Outlot C was designed and constructed in Outlot A during Phase 1 of the <br /> Shores of Oneka Lake PUD. Water re-use and irrigation for the townhomes will be sourced from <br /> the pond in Outlot A. There are no wetlands on Outlot C. <br /> Floodplain <br /> There is a floodplain resulting from a ditch extending approximately north-south along the <br /> Southern eastern borders of the development.
