Resolution 2025-___ <br />The Shore of Oneka Lake 5th Addition Final Plat and Development Agreement <br />8. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br /> <br />9. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br /> <br />10. When needed, a Letter of Map Revision will need to be prepared and submitted for <br />FEMA approval so that the existing floodplain boundaries and elevations can be revised <br />per the plans. <br />11. The developer shall obtain all necessary local, state, and federal permits. <br /> <br />12. The property owners association shall be responsible for maintenance of all development <br />signage (if any) and landscaping within the outlots, common space, and the 159th Street <br />roundabout. <br />13. Prior to recording the final plat: <br /> <br />a) The developer must obtain all necessary stormwater management and wetland <br />conservation act (WCA) permits from the City. <br /> <br />b) The developer shall pay $105,196 ($2,023/lot) in full to satisfy the required cash in <br />lieu of parkland dedication requirement. A portion of the Park Dedication was <br />previously satisfied by dedication of 3.89 acres of upland on Outlot G. <br /> <br />c) The developer shall pay the sewer and water trunk fees for each lot at final plat. The <br />City’s SAC and WAC fees will be paid at the time building permits issued. <br /> <br />d) The applicant shall provide copies of the property owners association <br />documents/covenants for City review and approval. A copy of the document shall be <br />filed for recording with the final plat. <br /> <br />e) A stormwater reuse agreement shall be reviewed and approved by staff and recoded <br />at Washington County. <br />f) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br /> <br />14. Prior to the issuance of building permits: <br /> <br />g) The applicant shall file the final plat, development agreement and associated <br />documents with Washington County. Proof of recording shall be provided to the City. <br /> <br /> <br />
