Kwik Trip – 159th Street <br />Page 14 <br />Utilities <br /> <br />Utilities were previously provided to the site to accommodate development of this parcel. <br />Existing 8” sanitary sewer, 8” watermain as well as a 21” storm sewer along 159th Street are <br />being utilized to serve the property. <br /> <br />Wetlands <br /> <br />The project does not include any wetland impacts. <br /> <br />Park Dedication <br /> <br />Park dedication is not required with commercial development. <br /> <br />Preliminary and Final Plat <br /> <br />The preliminary and final plat includes two lots, both of which are existing currently. The <br />preliminary plat would adjust the shared property line between the two parcels to accommodate <br />the development plans. The applicant will be dedicating easements on the plat for the required <br />utilities and future trail. <br /> <br /> <br />5. CONCLUSION: <br /> <br />The applicant has done a good job with the overall site plan and the general design of the building. <br />Staff will continue to work with the applicant on the required revisions to the plans. <br /> <br />Staff finds that the proposal meets all the requirements necessary for the City to approve the <br />applications as outlined in the City Code, if the conditions are met in the attached resolution. <br /> <br />6. STAFF RECOMMENDATION: <br /> <br />Staff recommends approval of the applications subject to the conditions listed in the attached <br />resolution. <br /> <br />7. PLANNING COMMISSION RECOMMENDATION: <br /> <br />The Planning Commission will hold a public hearing and review the request at their December 11, <br />2025 meeting. An update will be provided to the City Council prior to the council meeting <br />regarding the Planning Commission’s discussion and recommendation. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
