r' #2001.4 KINr <br />WHEREAS, Meridian Land Holdings, LLC, has requested approval of a final plat and <br />development agreement to plat 23to be known as "Fox Meadows 2°d Addition" located <br />east of Highway 61 and north of 125tt' Street and is legally described as follows: <br />OutlotA, Fox Meadows 1st Addditon <br />and <br />Outlet B, Fox Meadows 1st Addtion. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat and development agreement to Meridian Land Holdings, LLC, for "Fox Meadows <br />2nd Addition" subject to the following conditions: <br />1. The final plat is approved to allow the construction of 23 single family homes, in <br />accordance the approved preliminary plat dated October 25, 2013, and revised <br />February 4, 2014, the final plat plans received by the City and dated March 20, <br />2014; December 8, 2014, and December 19, 2014, except as amended by this <br />resolution. <br />2. The final plat shall be subject to the preliminary plat approval granted by the City <br />Council on March 3, 2014, and as maybe amended. (Resolution # 2014-07). <br />3. Development is subject to the R-3 district standards and setbacks as followed. No <br />variances are granted or implied. <br />Minimum Front)::. i; I Setback <br />30 feet <br />Minimum Side Yard Setback <br />10 feet <br />Minimum Rear Yard Setback <br />3 10feet <br />4. The development shall comply with the comments in the Engineer's memo dated <br />February 5, 2014, March 28, 2014 and May 15, 2014, and January 26, 2015. <br />5. The landscaping planned for the development shall be installed all at the same <br />time during each phase. The developers shall take proper precautions to protect <br />the trees as the homes are being built. <br />6. Each home shall include a minimum of 2 parking spaces within the driveway. <br />The driveway widths shall be a maximum of 24 feet at the right of way line. <br />7. The developer shall pay the sewer and water trunk fees for each lot at final plat. <br />The City's SAC and WAC fees will be paid at the time building permits issued. <br />
