Development Scenarios <br />Staff drafted land use development scenarios based on the feedback we received at the <br />open house, individual meetings, and the joint workshop. <br />Scenario 1 is consistent with the land uses in the existing Comprehensive Plan. Scenario 2 <br />and Scenario 3 involve a varying amount of residential, industrial, and mixed use <br />development. <br />Table 1: AUAR Development Scenarios <br /> <br />4. Next Steps <br />Following the AUAR Order, the City will continue preparing a Draft AUAR which will be <br />presented at a future meeting prior to sending it to a required list of agencies and the <br />public for review and comment. There will be another public meeting scheduled in <br />February or March for the development area property owners. Following receipt of <br />comments, updates may be made to the document and a Final AUAR will be redistributed. <br />The May 2025, staff will ask the City Council to adopt the Final AUAR. <br />5. Staff Recommendation <br />Adopt the resolution ordering preparation of an Alternative Urban Areawide Review for <br />approximately 785 acres surrounding 165th Street between Elmcrest Avenue and <br />properties east of Highway 61 (165th Street Corridor). <br />Attachments <br />1.
