The proposed building height of approxhuately 29 feet is significantly below the maxhuum pennitted height of35 <br />feet under R-4 zoning. The lower profile of the buildings contributes to a more residential scale and supports a more <br />gradual transition between differing housing types. <br />The only variation requested relates to building separation (20 feet vs. 30 feet), which is consistent with typical <br />single-family spacing within the City and is offset by the substantial reductions in overall site coverage and <br />increased open space. <br />Internal Design Standards <br />Within the development, the following standards are proposed: <br />• Street width: 24 feet (face-to-face) <br />• Sidewalks: 5 feet, Walking trails: 6 feet Boulevard <br />• Boulevard widths: 6ft. walk to curb, 22.5 ft. Property line to curb (with walk), 11.5 ( no walk) <br />• Building setbacks: <br />o 19 feet to curb <br />o 12.5 feet to sidewalk <br />• Set back between buildings 20 ft., Garage setbacks to curb line: 22 feet minhuum, <br />Parking Summary <br />Type Stalls Stalls per Unit <br />Garage 100 2.0 <br />Private Guest 100 2.0 <br />Shared Guest 25 0.5 <br />Total 225 4.5 <br />Summary of Findings <br />The proposed PUD demonstrates that: The site is less intensely developed than allowed under standard zoning, The <br />design results in improved stonnwater perfonnance, The development provides higher-quality housing and greater <br />open space, The requested flexibility is lhuited and justified by measurable huprovements-Included designated park <br />area, walking trails and sidewalks, Install of trees and landscaping exceeding city requirements. <br />The proposed 50-unit plan results in measurable huprovements in site design metrics, including increased pervious <br />surface area, expanded usable open space, and huproved stonnwater management, demonstrating that the increase in <br />density is directly tied to improved overall site perfunnance. <br />Access and Circulation <br />Access to the development is provided via a private loop street aligned with Generation Avenue. The looped street <br />design improves traffic flow, internal circulation, and emergency access throughout the site. Pedestrian <br />infrastructure includes: 5-foot sidewalks along the private street system and 6-foot sidewalk along 150th Street <br />North <br />The development includes approxhuately 1,500 linear feet of sidewalks and pedestrian connections, supporting <br />strong internal connectivity and walkability. <br />Pg. 3
