REQUIREMENTS FOR SPECIFIC USES AND PERFORMANCE <br />STANDARDS <br />DIVISION 1. GENERALLY <br />Sec. 90-201. Purpose. <br />The purpose of this article is to establish minimum development standards. These standards are intended <br />and designed to assure compatibility of uses; to prevent urban blight, deterioration and decay; and to enhance the <br />health, safety and general welfare of the residents of the community. <br />(Prior Code, § 1195-010.1) <br />Sec. 90-202. Application of article. <br />Unless stated otherwise in this article, the provisions of this article apply only where provisions elsewhere in <br />this chapter reference these provisions. <br />Sec. 90-203. Accessory buildings. <br />(a) It is unlawful for any person to construct or replace an accessory building in any district in the city, except in <br />conformance with this chapter. <br />(b) A site plan must be submitted for approval by the community development director or designee before a <br />permit is issued for any accessory building. <br />(c) Accessory buildings, up to the maximum number and size listed in this section are permitted as an accessory <br />use in all residential and agricultural districts of the city. The number and size of accessory buildings <br />permitted are as follows: <br />Lot size Maximum number of <br />accessory buildings <br />allowed <br />Maximum combined size <br />of accessory buildings <br />(square feet) <br />Under 1.5 acre 1 260 <br />1.5 to 2.99 acres 2 1,500 <br />3 to 4.99 acres 2 2,000 <br />5 to 9.99 acres 2 3,500 <br />10 or more acres 3 5,000 <br /> <br />(d) Accessory buildings of up to 125 percent of the size permitted may be allowed as a minor deviation as found <br />in section 90-41(b), if no variance is required for their construction. <br />(e) One accessory storage shed is allowed per lot with a maximum size less than 200 square feet in addition to <br />the number and size of accessory buildings listed in this section.
