Exceptions to yard regulations. <br />(a) Measurements for yard regulations shall be taken from the nearest point of the wall of a building to a lot line <br />in question, subject to the following: <br />(1) Canopies, air conditioners, cantilevers, chimneys, cornices, eaves, flues, window wells, and bay <br />windows may extend into: <br />a. The required minimum front yard a distance not to exceed four feet, six inches; <br />b. The required minimum side yard a distance not exceeding three feet, inclusive of rain gutters and <br />other such appurtenances. <br />(2) Fire escapes may extend into the required front yard a distance not exceeding four feet, six inches; <br />(3) A landing place, deck, or porch may extend into the required front or rear yard a distance not <br />exceeding six feet, if the landing place or porch has its floor no higher than the entrance floor of the <br />building. An open railing may be placed around such place; <br />(4) A landing place may extend into the required side yard a distance not exceeding six feet, if the landing <br />place has its floor no higher than the entrance floor of the building. An open railing may be placed <br />around such place. A landing place that extends into any drainage and utility easement must have its <br />placement reviewed and approved by the city Senior Engineering Technician; <br />(5) On corner lots, the required front yard shall be provided on both streets; <br />(6) The required front yard of a corner lot shall not contain any wall, fence, or other structure, tree, shrub, <br />or other growth, which may cause danger to traffic on a sidewalk, street, or public road by obscuring <br />the view; <br />(7) Site Triangle. The required front yard of a corner lot shall be unobstructed above a height of three feet <br />in a triangular area, two sides of which are the lines running along the street curb line to a point 30 feet <br />from the intersection of the curb lines and the third side of which is the line between the previous two <br />points. <br />(Prior Code, § 1010-110.1, § 90-47; Ord.
