Additionally, besides the general IUP <br />standards and criteria in Section 90-38, each request for an interim use permit shall be evaluated, based <br />upon the specific standards and criteria in Article VI, Division 1. <br /> (1) Home occupations (refer to section 90-230). <br />(f) Area requirements and construction limitations. The following minimum requirements shall be observed in <br />the R-5 district subject to additional requirements, exceptions and modifications set forth in this chapter: <br /> Single-family Two-family Multi-family and all <br />other uses* <br />Minimum lot or parcel size 7,500 sq. ft. 12,000 sq. ft. 1 acre <br />Minimum lot width at front setback line 55 ft. 85 ft. 150 ft. <br />Minimum front yard building setback 20 ft. 20 ft. 20 ft. <br />Minimum side yard building setback 7.5 ft 7.5 ft 15 ft. <br />Minimum rear yard building setback 25 ft. 25 ft. 25 ft. <br />Maximum building height 35 ft 35 ft 45 ft. <br />Maximum lot area to be covered by impervious <br />surface <br />60% 70% 70% <br />*Manufactured home parks have additional dimensional standards found in section 90-242. <br />(Prior Code, § 1085, § 90-101; Ord. Restricted commercial district (RC-1). <br />(a) Purpose. The restricted commercial zoning district (RC-1) provides a location for a mix of freestanding <br />commercial businesses, including retail sales and offices that do not require municipal water or sanitary <br />sewer services. To be permitted to operate in this zoning district, a business must have sewage disposal <br />requirements of three residential equivalencies or less, as determined by metropolitan council <br />environmental services standards. Specifically excluded from this zoning district are restaurants, carwashes, <br />hotels, and other high water-usage facilities. <br />(b) Permitted uses. The following are permitted in the RC-1 district: <br />(1) Contractor's operations. <br />(2) Essential public services (refer to section 90-222). <br />(3) Motor vehicle repair businesses, minor (refer to section 90-249). <br />(4) Personal and professional services, including banks, offices and clinics <br />(5) Retail sales of merchandise. <br />(c) Accessory uses. The following are permitted accessory uses in the RC-1 district: <br />(1) Accessory buildings (refer to section 90-203). <br />(2) Accessory solar energy systems (refer to section 90-261). <br />(3) Fences (refer to section 90-227). <br />(4) Lighting, outdoor (refer to section 90-238). <br />(5) Open or outdoor services, sale or rental (refer to section 90-250). <br />(6) Parking and loading areas (refer to section 90-252).
