RESOLUTION 2013-17 <br />APPROVING A MINOR SUBDIVISION FOR THE PROPERTY LOCATED AT <br />7131132 ID STREET NORTH <br />WHEREAS, an application has been filed by Scott Montgomery that requests approval of <br />a minor subdivision for property located at 7131 132nd Street North. <br />WHEREAS, the subject property is legally described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has considered said request on May 9, 2013, and <br />recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor <br />subdivision for Scott Montgomery, subject to the following conditions: <br />1. A minor subdivision is approved to allow the creation of a 9.36 acre parcel and a 10 <br />acre parcel in accordance with the plans and application received by the City on <br />March 27, 2012 <br />2. The property is subject to the development standards of the Rural Residential zoning <br />district. <br />3. Contingent upon approval of the variance application for lot size. <br />4. Prior to recording the minor subdivision: <br />a. The park dedication shall be cash -in -lieu of dedication for a total of <br />$2,400. <br />b. A Lot line Drainage and Utility easement shall be dedicated to the City. <br />c. A Drainage and Utility Easement shall be dedicated to the City over an <br />existing wetland within Parcel A. <br />d. A Roadway Easement shall be dedicated to the City measuring 50 feet <br />wide from the approximate centerline of 132nd Street. <br />Prior to issuance of any building permit: <br />a. A septic permit shall be issued by Washington County. <br />b. The applicant shall provide a grading plan that reflects the current <br />topography and proposed grading. <br />c. The applicant shall demonstrate that the parcels are able to meet the Rice <br />Creek Watershed District Rules. <br />d. The applicant shall demonstrate the building sites will comply with the <br />City's regulations regarding building elevation related to groundwater. <br />e. The applicant shall meet all items required in the Engineers memo dated <br />April 30, 2013. <br />
