Ordindnce 2010-453 <br />Minimum side yard building setback <br />10 ft. <br />10 ft. <br />Minimum rear yard building setback <br />25 ft. <br />25 ft. <br />Maximum building height <br />35 ft. <br />35 ft. <br />Maximum lot area to be covered by buildings <br />30% <br />30% <br />Maximum lot area to be covered by impervious <br />surface <br />50% <br />50% <br />Minimum building size of principal building <br />960 sq. ft. <br />960 sq. ft./unit <br />Maximum garage size <br />Refer to section 90- <br />230 <br />Refer to section 90- <br />230 <br />Maximum size of accessory buildings, <br />excluding garages <br />Refer to <br />section 90-204 <br />Refer to <br />section 90-204 <br />The following definitions shall be added to Section 90-1 DEFINITIONS: <br />Density means the number of dwelling units per acre of net developable land area as regulated by <br />the applicable zoning district. <br />Drive-through business means an establishment where employees conduct business or <br />exchanges with customers who drive up to a window and remain in their vehicles. <br />Net Developable Land Area means the portion of the property that excludes any existing right of <br />way, wetlands, steep slopes, and floodplain. <br />Lot Line means the boundary line of a lot. <br />Front Lot Line means any lot line abutting a public or private street. In the case of a through lot, <br />the front line shall only be the one adjacent to the street which provides the primary access to the <br />lot or towards which the main building on the lot is oriented. <br />Side Lot Line means any lot line that intersects with the front lot line. A side lot line shall <br />include any linked segments or arcs which have a bearing which is within 45 degrees of a line <br />drawn perpendicular to the front lot line. <br />Rear Lot Line means any lot line which is not a front lot line or a side lot line. <br />Yard means an open space at grade between the building and the adjoining lot lines. <br />Front Yard means the yard across the full width of the lot extending from the front lines of the <br />principal building to the front lot line. <br />Side Yard means the yard between the principal building and the adjacent side of the lot, and <br />extending entirely from the front yard to the rear yard. <br />21 <br />
