RESOLUTION 2013-30 <br />APPROVING A PRELIMINARY PLAT FOR "HOPKINS ACRES" ON <br />PROPERTY LOCATED SOUTH OF 170TH STREET AND WEST OF JEFFREY <br />AVENUE NORTH <br />WHEREAS, an application has been filed by Ellen St. Sauver that requests approval of a <br />Preliminary Plat for property located south of 1701h Street and west of Jeffrey Avenue <br />North; <br />WHEREAS, the subject property is legally described as follows: <br />Outlot B, Wunderlich Hills, Washington County, Minnesota and the northeast'/4 of the <br />northeast'/4 of Section 14, Township31, Range 21, Washington County, Minnesota <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />Preliminary Plat for Ellen St. Sauver, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of three lots, in accordance with <br />the plans and application received by the City on September 5, 2013. <br />Prior to the issuance of a building permit: <br />2. The park dedication shall be cash -in -lieu of dedication for a total of $4,800 for two <br />lots. <br />3. The applicant must provide a grading plan that reflects the current topography and <br />proposed grading. <br />4. The actual lowest floor elevation shall be reviewed and approved by the City of Hugo <br />at the time of building permit application and shall meet the requirements outlined on <br />the survey. <br />5.
