RESOLUTION 2015-33 <br />APPROVING VARIANCES FOR SHARON HANIFL-LEE IN THE RURAL <br />RESIDENTIAL ZONING DISTRICT ON PROPERTY LOCATED AT 12849 <br />GREYSTONE COURT NORTH <br />WHEREAS, Sharon Hanifl-Lee has requested approval of a variance from the accessory <br />building ordinance to allow an accessory building to protrude in front of a principal <br />building and a variance to allow a combine total of 2,045 square foot for accessory <br />buildings, where 1,500 square feet is allowed by ordinance. <br />LOT 9, BLOCK 2, HIDDEN HILLS PRESERVE <br />WHEREAS, the Board of Zoning has reviewed said variance at a duly called public <br />hearing on May 28, 2015, and recommends approval with the following findings: <br />The requested variance is permissible by law. <br />2. Because of circumstances unique to the property there are practical difficulties on <br />meeting the ordinance. <br />3. The granting of the variance would be in keeping with the spirit and intent of the <br />ordinance. <br />4. The applicant is proposing to use the property in a reasonable manner and <br />construction of an accessory building is allowed in the RR zoning district. <br />5. The proposed variance would not alter the character of the area. <br />6. Houses are a permitted use in the RR District. <br />The subject property is not within a floodplain. <br />8. The subject property is proposed to be served by individual well and septic <br />systems. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />variance request for Sharon Hanifl-Lees from the accessory building ordinance to allow <br />an accessory building to protrude in front of a principal building and a variance to allow a <br />total of 2,045 square foot for accessory buildings, where 1,500 square feet is allowed by <br />ordinance. <br />
