RESOLUTION 2015-40 <br />APPROVING A PUD GENERAL PLAN FOR FRAUENSHUH COMMERCIAL REAL <br />ESTATE FOR PARK DENTAL COMMERCIAL BUILDING ON PROPERTY <br />LOCATED NORTH OF FRENCHMAN ROAD (csah 8) AND EAST OF ELMCREST <br />AVENUE NORTH <br />WHEREAS, Fraueshuh Commercial Real Estate has requested approval of a PUD General Plan <br />to allow construction of approximately 8,100 square feet of commercial building on 1.09 -acres <br />of the property legally described as follows: <br />Outlot A, Victor Gardens North Village 3' Addition, Washington County, <br />Minnesota. <br />WHEREAS, the Planning Commission has reviewed the PUD general plan at a duly called <br />Public Hearing and recommends approval; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve the request by Fraueshuh <br />Commercial Real Estate for a PUD general plan, subject to the following conditions: <br />1. A PUD general plan/site plan is approved to allow development of 1 lot for a commercial <br />building, in accordance with the application received by the City on June 18, 2015, and <br />revised on July 13, 2015, except as amended by this resolution. <br />2. Approval is contingent upon City Council approval of the requested extension of the final <br />plat. <br />3. The development shall be consistent with the Victor Gardens North 3' Addition approvals <br />(Resolution # 2006-19), except as otherwise noted herein. <br />4. Prior to issuance of building permits, the applicant must comply with the following <br />conditions: <br />a. All development fees shall be paid. <br />b. The final plat shall be recorded at Washington County. <br />Architecture <br />a. Rooftop equipment shall be screened by parapet or roof forms. Material for screening <br />shall be the same materials as the primary structure. <br />b. Commercial building materials shall be revised and shown on the plans. The materials <br />and colors shall be reviewed approved by staff. <br />c. All building elevations shall receive nearly equal treatment and visual qualities. <br />d. All building materials shall be of high quality and constructed of durable materials. <br />
