RESOLUTION 2015-52 <br /> APPROVING FINDINGS OF FACT FOR REZONING FOR DIGNICARE,LLC.FOR A <br /> SENIOR LIVING AND MEMORY CARE DEVELOPMENT ON 3.34 ACRES LOCATED <br /> SOUTH OF 130TH ST.AND EAST OF FOREST BLVD.(TH61) <br /> WHEREAS,DigniCare, LLC,has requested reclassification of the zoning from Single Family Detached <br /> Residential (R-3) to Planned Unit Development(PUD) for a 3.34 acre parcel to be known as DigniCare <br /> Senior Living and Memory Care. The property is legally described as follows: <br /> (See Attached) <br /> WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hearing and <br /> recommends approval,and; <br /> WHEREAS,the City Council has adopted an ordinance rezoning the affected parcel from R-3 to PUD; <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br /> HUGO, MINNESOTA, that it should and hereby does support the request by DigniCare, LLC, for <br /> reclassification of the zoning from Single Family Detached Residential (R-3) to Planned Unit <br /> Development (PUD) for a 3.34 acre parcel to be known as DigniCare Senior Living and Memory Care, <br /> based on the following findings: <br /> 1. The proposed rezoning is consistent with the Comprehensive Plan. <br /> 2. The PUD will allow a more creative and efficient approach to land use within the City,while at <br /> the same time protecting and promoting the health, safety,comfort, aesthetics,economic <br /> viability and general welfare of the City. <br /> 3. The proposed development meets the intent of the PUD zoning district by providing <br /> transitions between differing land uses within the site and adjacent land uses, protects natural <br /> resources and provides needed street right-of-way. <br /> 4.
