BACKGROUND MEMO FOR THE EDA MEETING OF <br />TUESDAY, JANUARY 14, 2014 <br />3. APPROVAL OF MINUTES <br />Staff recommends approval of the minutes from the December 10, 2013, EDA meetings <br />as presented. <br />4. MARKETING RFO PROPOSAL INTERVIEWS <br />The realtors were asked to give a short presentation prior to the interview. Staff has <br />provided a few questions that could be asked to the realtors. The EDA should feel free to <br />ask additional questions. After the interviews, staff recommends that the EDA provide <br />direction to staff on how to proceed with marketing the City owned property. <br />5. DISCUSSION ON O'REILLYS AUTO PARTS SKETCH PLAN <br />The applicant is requesting informal comments on a sketch plan for commercial <br />development on a 0.64 acre parcel for a'7,385 square foot auto parts store. The property <br />is located on the northeast corner of 147th Street and Highway 61 (former Ricci's <br />property). The property is zoned Central Business (C-1) and is located in the area of the <br />City where development is guided by the downtown plan and design guidelines. <br />Please review the staff report enclosed on the packet. Staff recommends that the EDA <br />provide feedback on the sketch plan provided by the applicant. There are specific items <br />they are requesting feedback on, these include: <br />1. Orientation/placement of the building on the property as it relates to the design <br />guidelines <br />2. Building Architecture <br />3. Variance from parking requirements <br />4. Variance from building setback requirements <br />6.2014 GOALS <br />At its December 10, 2013, meeting the EDA provided staff with goals for 2014. Staff has <br />provided the EDA with a draft of the goals. Staff recommends the EDA review the goals <br />and provide feedback to staff. The goals will be forwarded to the City Council for their <br />goal setting workshop on Tuesday, January 21, 2014. <br />7. UPDATE ON DOWNTOWN REDEVELOPMENT <br />Staff will update the EDA on downtown redevelopment. <br />
