MINUTES <br />HUGO BOARD OF ADJUSTMENTS AND APPEALS <br />July 12, 2007 <br />Chairperson Schumann called the meeting to order at 6:30 p.m. <br />PRESENT: Petryk, Schumann <br />ABSENT: Puleo <br />ALSO PRESENT: Bryan Bear, Community Development Director (CDD) <br />Rachel Simone, Associate Planner <br />Michele Lindau, Community Development Assistant <br />Minutes of June 14, 2007 <br />Schumann made motion, Petryk seconded, to recommend approval of the minutes for June 14, 2007 <br />as submitted. <br />All Ayes. Motion carried. <br />Stodola Variance for Setback for Garage Addition <br />The Board considered the application of Laura and James Stoloda, 12757 Homestead Drive <br />North, for a variance for a side yard setback for a garage addition. The applicant was requesting <br />to construct a 628 square foot garage addition to be located 17 feet - 9 inches from the side <br />property line where 20 feet is required by ordinance. <br />The Associate Planner explained the applicant would be demolishing a portion of the existing <br />garage and constructing the 628 square foot addition, making the total square foot of the building <br />996. The applicant wanted to keep the addition in line with the existing garage, which was <br />requiring a variance to encroach 2 feet — 3 inches into the setback. Staff felt it was a <br />questionable hardship. <br />Schumann opened the public hearing. <br />Jim Stodola, the applicant, explained their lot was not the typical Rural Residential sized lot, and <br />he was restricted by the lake and the well and septic. He said he could build a free standing <br />garage but it would require trees and shrubs to be removed. <br />Petryk asked about the truss size and said sometimes changing the size of the standard truss <br />resulted in a non -typical design. She said the area was restricted because it was only one acre. <br />She noted there were two letters written by adjacent property owner stating they were in favor of <br />the variance. <br />
