MINUTES <br />HUGO BOARD OF ADJUSTMENTS AND APPEALS <br />May 22, 2014 <br />Chairperson Weidt called the meeting to order at 6:30 p.m. <br />PRESENT: Boland, Gwynn, & Weidt <br />ABSENT: None <br />ALSO PRESENT: Connor Schaefer, Community Development Intern <br />Rachel Juba, Planner <br />Approval of Minutes <br />Gwynn made motion, Boland seconded, to approve the minutes for July 25, 2013, as presented. <br />All Ayes. Motion carried. <br />Shimota — Variance to construct a 1,600 square foot addition on an existinlz accessory <br />building <br />Community Development Intern, Connor Schaefer, presented the application to the Board. <br />The 10 acre property is located north of 1401 Street and west of Keystone Avenue in the <br />Agricultural Zoning District. There was a past ordinance approved in 2003 that allowed the <br />property to have a maximum of four accessory buildings totaling 6,420 feet. <br />The applicant is requesting a variance to construct a 1,600 square foot addition to the north -most <br />existing accessory building. Of the four accessory buildings on the property, two are very old <br />barns that the applicant believes are not suitable as storage space but have historical value. <br />Schaefer stated that the proposal meets all the standards necessary for the City to approve a <br />variance to construct an addition to an existing accessory structure. Due to the remote location of <br />the property and the placement of the addition, the staff feels that the proposed variance would <br />have minimal visual impact. It is the staff's opinion that the accessory building would not alter <br />the character of the neighborhood. Staff recommends approval of the variance for the <br />construction of a 1,600 square foot addition to the existing 2,400 square foot accessory building. <br />Chairperson Boland asked for clarification on the accessory building square footage allowed on a <br />property located in the Agriculture Zoning District. <br />Planner Juba stated that the City Code allows 10 acre properties located in the Agricultural <br />Zoning District to have three accessory buildings totaling no more than 5,000 square feet. This <br />property had a variance approved in 2003 to allow for four accessory buildings totaling 6,420 <br />feet. <br />Chairperson Weidt opened the public hearing. <br />The applicant, Pat Shimota 9824 140th Street North, spoke during the public hearing. The <br />applicant stated that the existing structures are restored barns from the 1880s and that they have <br />historical significance. The applicant is looking for additional storage space due to the lack of <br />
