RESOLUTION 2014-14 <br />APPROVING A FINAL PLAT AND DEVELOPMENT AGREEMENT FOR <br />MERIDIAN LAND HOLDINGS, LLC FOR "FOX MEADOWS 1sT ADDITION" <br />LOCATED EAST OF HIGHWAY 61 AND NORTH OF 125TH STREET <br />WHEREAS, Meridian Land Holdings, LLC, has requested approval of a final plat and <br />development agreement to plat 34 residential lots and 2 outlots to be known as "Fox <br />Meadows I' Addition" located east of Highway 61 and north of 125' Street and is <br />legally described as follows: <br />(See Attached) <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat and development agreement to Meridian Land Holdings, LLC, for "Fox Meadows 1' <br />Addition" subject to the following conditions: <br />1. The final plat is approved to allow the construction of 34 single family homes and <br />2 outlots, in accordance the approved preliminary plat dated October 25, 2013, <br />and revised February 4, 2014, the final plat plans received by the City and dated <br />October 25, 2013, March 20, 2014, and April 7, 2014, except as amended by this <br />resolution. <br />2. The final plat shall be subject to the preliminary plat approval granted by the City <br />Council on March 3, 2014, and as may be amended. (Resolution # 2014-07). <br />3. Development is subject to the R-3 district standards and setbacks as followed. No <br />variances are granted or implied. <br />Minimum Front Yard Setback 30 feet <br />Minimum Side Yard Setback 10 feet <br />Minimum Rear Yard Setback 30 feet <br />4. The development shall comply with the comments in the Engineer's memo dated <br />February 5, 2014, March 28, 2014 and May 15, 2014. <br />5. The landscaping planned for the development shall be installed all at the same <br />time during each phase. The developers shall take proper precautions to protect <br />the trees as the homes are being built. <br />6. Each home shall include a minimum of 2 parking spaces within the driveway. <br />The driveway widths shall be a maximum of 24 feet at the right of way line. <br />7. Drainage and utility easements shall be dedicated over all of outlot A and B. <br />Outlot A and B will be owned and maintained by the developer for future phases <br />of the development. A portion of Outlot B will contain a stromwater pond. <br />
