♦"/) <br />RESOLUTION 2012-34 <br />APPROVING A SITE PLAN FOR XCEL ENERGY INC. FOR A BUILDING <br />ADDITION ON THE PROPERTY LOCATED AT 13620 FENWAY BOULEVARD <br />NORTH <br />WHEREAS, Xcel Energy Inc., requested approval of a site plan for a 5,000 square foot <br />building addition. <br />Lot 1, Block 1, Roy Molitor Addition <br />WHEREAS, the Planning Commission has reviewed said site plan on November 8, 2012, <br />and recommends approval subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Xcel Energy Inc., for a 5,000 square foot building addition with the following <br />findings: <br />1. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated October 29, 2012, shall be <br />addressed. <br />2. The applicant will be responsible for maintaining stormwater facilities and vegetation <br />proposed as a part of the project. <br />3. The applicant shall be required to apply for formal site plan approval for all future <br />phases to be considered by the Planning Commission and City Council. This includes <br />the addition of any small house simulators. <br />4. Exterior storage of equipment shall be located on a paved surface and screened. <br />5. At anytime the fumes from the outdoor gas training become a nuisance; Xcel Energy <br />Inc., shall take action to abate the issue. At anytime as requested by the City, Xcel <br />Energy Inc agrees to notify the surrounding property owners of gas training. <br />6. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />7. There shall be no mesh screening on the black chain link fencing. <br />8. The design and location of all house simulators on site shall be reviewed and <br />approved by City staff prior to installation. <br />9. All roof and ground -mounted mechanical equipment shall be completely enclosed <br />with building materials compatible with the principal structure and painted to blend in <br />unobtrusively with their background. All roof top mechanical equipment and ground <br />equipment shall be screened from view of adjacent properties. Ground -level <br />mechanical units shall be low profile and located to the side or rear of the building. <br />
