APPROVING A MINOR SUBDIVISION FOR ELSIE JASINSKI FOR
PROPERTY GENERALLY LOCATED EAST OF GREYSTONE AVENUE AND
SOUTH OF 177TH STREET
WHEREAS, an application has been filed by Elsie Jasinski that requests approval of a
minor subdivision for property located generally east of Greystone Avenue and south of
177`h Street;
WHEREAS, the subject property is legally described as follows:

WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing on July 28, 2011, and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor
subdivision for Elsie Jasinski, subject to the following conditions:
1. A minor subdivision is approved to allow the creation of two lots, in accordance with
the plans and application received by the City on June 1, 2011.
2. The property is subject to the development standards of the Shoreland Overlay
District and the Future Urban Service zoning district.
3. Prior to recording the minor subdivision:
a. The park dedication shall be cash -in -lieu of dedication for a total of
$2,400.
b. A 33 foot wide roadway easement shall be dedicated to the City for the
right-of-way for 177th Street.
4. Prior to issuance of any building permit:
a. The applicant shall provide a grading plan that reflects the current
topography and proposed grading.
b. The applicant shall demonstrate that the parcels are able to meet the Rice
Creek Watershed District Rules.
c. The applicant shall demonstrate the building sites will comply with the
City's regulations regarding building elevation related to groundwater.
d. An encroachment agreement shall be recorded between the property
owner and Northern Natural Gas Company, for the proposed driveways to
cross the easement.
