APPROVING FINAL PLAT FOR PRATT DEVELOPMENT INC FOR
"HERITAGE PONDS 3RDADDITION" ON PROPERTY LOCATED NORTH OF
158TH STREET AND ENFIELD AVENUE
WHEREAS, Pratt Development Inc. has requested approval of a final plat for "Heritage
Ponds 3`d Addition" on property legally described as follows:
Outlot C, Heritage Ponds 2nd Addition
WHEREAS, the City has approved the preliminary plat for Heritage Ponds on May 3,
2004.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final
plat for Pratt Development Inc. for Heritage Ponds 3'd Addition; and
FURTHER, that the following conditions be met prior to recording the final plat:
1. A final plat is approved for the creation of two lots in accordance with the
application and plans received by the City on December 4, 2009.
2. Development standards shall be according to preliminary plat and PUD approvals
granted by the City Council on May 3, 2004, and as may be amended. The
applicant shall comply with the development standards in approved resolutions
2004-26, 2004-27 and 2005-10.
FURTHER, that the following conditions be met prior to issuance of building permits:
3. One full set of approved plans must be submitted to the City.
4. All residential lots shall comply with the following setbacks:

40 feet

25 feet
