APPROVING A SITE PLAN, VARIANCE AND CONDITONAL USE PERMIT
AMENDMENT IN THE RESTRICTED COMMERICAL ZONING DISTRICT
FOR THE PROPERTY LOCATED AT 17385 FOREST BOULEVARD NORTH
WHEREAS, Rick Lessard has requested approval of a site plan, variance, and conditional
use permit amendment to allow construction of a metal storage building on the property.
WHEREAS, the property is legally described as:

WHEREAS, the Planning Commission has reviewed said site plan, variance, conditional
use permit amendment at a duly called public hearing on August 12, 2010, and
recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve site plan,
variance, and conditional use permit amendment to allow construction of a metal storage
building on the property, with the following conditions:
1. The metal storage building shall be removed or improved to meet the commercial
and industrial construction standards within six months of sewer and water
becoming available to the property.
2. Prior to the construction of the building, a building permit shall be obtained from the
City.
3. All setback requirements shall be met.
4. The applicant shall screen the storage area for the benefit of the surrounding
properties. The screening shall remain as long as the use exists.
5. The storage area shall be limited to business related equipment and materials.
6. A maximum of 800/6 of the property shall be used for buildings, impervious
surface, and exterior storage.
7. The property shall meet all conditions in the engineer's memo dated August 6,
2010.
