APPROVING A MINOR SUBDIVISION ON PROPERTY LOCATED SOUTH OF
17e STREET AND WEST OF JEFFREY AVENUE NORTH
WHEREAS, an application has been filed by Ellen St. Sauver that requests approval of a
minor subdivision for property located south of 170th Street and west of Jeffrey Avenue
North;
WHEREAS, the subject property is legally described as follows:
(See Attached)
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor
subdivision for Ellen St. Sauver, subject to the following conditions:
1. A minor subdivision is approved to allow the creation of three lots, in accordance
with the plans and application received by the City on July 14, 2010.
Prior to the issuance of a building permit:
2. The park dedication shall be cash -in -lieu of dedication for a total of $4,800 for two
lots.
3. The applicant must provide a grading plan that reflects the current topography and
proposed grading.
4. The actual lowest floor elevation shall be reviewed and approved by the City of Hugo
at the time of building permit application and shall meet the requirements outlined on
the survey.
5. Drainage and utility easement shall be recorded over the wetland and drain tile.
6. The access easement shown on the survey shall be recorded.
