APPROVING A FINAL PLAT FOR UNITED PROPERTIES INVESTMENT LLC
FOR "VICTOR GARDENS NORTH VILLAGE 47B ADDITION" ON PROPERTY
LOCATED NORTH OF FRENCHMAN ROAD (COUNTY ROAD 8) AND EAST
OF VICTOR HUGO BOULEVARD
WHEREAS, United Properties Investment LLC has requested approval of a final plat to
allow the creation of 3 lots on the 10.54 -acre property legally described as follows:
Lot 1, Block 1 and Outlot B, Vctor Gardens North irllage, according to
the plat thereof on record in the Cowity of Washington, State of
Minnesota.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final
plat for "Victor Gardens North Village 0 Addition"; and
FURTHER, that the following conditions be met prior to recording the final plat:
1. A final plat is approved to allow the creation of 3 lots, in accordance with the
plans received by the City on April 23, 2007, except as amended by this
resolution.
2. Approval is contingent upon approval of the PUD amendment and preliminary
plat.
3. The developer must obtain preliminary plat approval from Washington County
and comply will all conditions of plat approval.
FURTHER, that the following conditions be met prior to issuance of building permits:
1. The final plat and association documents must be filed at Washington County.
Proof of recording must be submitted to the City.
2. Cross access and maintenance agreements shall be recorded with the final plat for
all shared private driveways or streets.
3. The plans must be revised to comply with all conditions in the City Engineer's
memo dated May 2, 2007.
4. Comply with all conditions of the PUD amendment and preliminary plat
approved on June 4, 2007.
