HomeMy WebLinkAbout2007.09.04 RESO 2007-0048RESOLUTION 2007 - 48 APPROVING TWO VARIANCES FOR WILSON TOOL IN THE GENERAL INDUSTRIAL ZONING DISTRICT ON PROPERTY LOCATED AT LOT 3, BLOCK 2, BALD EAGLE INDUSTRIAL PARK WHEREAS, Wilson Tool has requested approval of a variance to construct a monument sign 15 feet — 3 inches from the property line where 30 feet is required. WHEREAS, Wilson Tool has requested approval of a variance to allow the construction of a second monument sign on the property. Lot 3, Block 2, Bald Eagle Industrial Park WHEREAS, the Board of Zoning Adjustments has reviewed said variance at a duly called public hearing on August 23, 2007 and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the variance requests to Duane Berg of Wilson Tool to permit construction of a sign to be located 15 feet — 3 inches from the property line where 30 feet is required and to permit a second monument sign on the property based on the following findings: 1. The requests are permissible by law. 2. The applicant is requesting to have the monument sign located 15 feet — 3 inches from the property line where 30 feet is required. To the west of the sign there is a side walk and beyond that is the new building addition. The sign could not be much closer to meet the setback requirement. The property is unique because there are several large buildings in a campus setting under the same ownership. The applicant would like to have a monument sign at the main entrance of the building. Although there is a monument sign on 130th Street, the applicant has stated that there is a hardship to allow both. The monument sign on 130th Street identifies where Wilson Tool is and the one that is proposed to be on Farnham Avenue is to identify the main entrance. 3. The spirit and intent of the front yard setback is to provide sight distance at the road. The sign would be located 15 feet — 3 inches from the property line but will still be 22 feet from the curb of Farnham Avenue. It is in staff s opinion that there would not be a site distance problem The spirit and intent of the sign ordinance is to allow adequate and a reasonable amount of signage for a business. The requested variance is keeping with the spirit and intent of the ordinance. 4. If the variance is not granted a monument sign would not be easily seen from the road if it is setback beyond the 15 feet — 3 inches from the property line as proposed. Resolution 2007-42 Page 2 The property could be put into reasonable use without the granting of the variance. The applicant is supply requesting a second monument sign to identify the main entrance to the building. 5. There are other monument signs in the area for the surrounding industrial buildings. The variances would not alter the character of the area. 6. The use is allowed in the district. 7. The property is not within the floodplain. 8.
