HomeMy WebLinkAbout2006.05.15 RESO 2006-0024RESOLUTION 2006 - 24 APPROVING A SITE PLAN AND AMENDMENT TO THE CONDITIONAL USE PERMIT FOR TIM STOCKNESS FOR PROPERTY LOCATED SOUTH OF FENWAY BOULEVARD CIRCLE, EAST OF FENWAY BOULEVARD, IN THE BALD EAGLE INDUSTRIAL PARK WHEREAS, Tim Stockness has requested approval of a site plan to allow construction of a 19,240 square foot officetwarehouse building and a campus development on property legally described as follows: Lot 4, Block 1, Bald Eagle Industrial Park 4th Addition WHEREAS, the Planning Commission has reviewed said site plan at a duly called public hearing and recommends approval of the site plan and amendment to the conditional use permit, and; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site plan and campus development for Tim Stockness on property located south of Fenway Boulevard Circle, east of Fenway Boulevard, in the Bald Eagle Industrial Park, subject to the following conditions: 1. A site plan is approved to allow that construction of a 19,240 square foot building in accordance with the plans and application received by the City on May 3, 2006, except as amended by this resolution. This site plan shall constitute phase one of the development. 2. An amendment to the conditional use permit is approved to allow a campus development in accordance with the plans received by the City on May 3, 2006. The campus development may occur in two phases. 3. Adequate access shall be provided to the campus development prior to the construction of buildings in the first and second phase. 4. A separate site plan application is required prior to the construction of the building in phase two. 5. The necessary cross access and maintenance agreements shall be recorded for any future driveways, access, or parking. 6. The applicant shall submit details on any proposed exterior lighting. This information shall be submitted with the building permit application. 7. The applicant shall be in compliance with regulations regarding handicapped parking spaces and access. Resolution 2006-24 Page 2 8. The applicant shall be in compliance with Fire Marshal recommendations regarding hydrant location, fire lane signage, and fire department connections. 9. All waste, garbage, and recycle receptacles shall be located within the building 10. All exterior storage will be limited to the area shown on site plan 11. All roof top mechanical units shall be screened from view with a treatment compatible with the building architecture. The plans shall be revised to indicate that the parapet wall will be the primary screening method. 12. All the issues regarding the City Engineers memo need to be addressed and comply with the city requirements before a building permit can be issued.
