APPROVING A SITE PLAN AND VARIANCE FOR FLEISCHHACKER
OFFICE CONDOMINIUM IN THE RESIDENTIAL SERVICE ZONING
DISTRICT ON PROPERTY LOCATED AT 5448140TH STREET NORTH
WHEREAS, Mike Fleischhacker has requested approval of a variance and site plan to
construct an office condominium on property located at 5448 140th Street North legally
described as follows:

WHEREAS, the Planning Commission has reviewed said site plan at a duly called public
hearing on June 8, 2006 and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site
plan and variance to Mike Feischhacker to construct an office condominium, on property
located at 5448 140th Street North.
1. A variance is approved to allow for the construction of 48 parking spaces instead
of the required 49 spaces
Prior to the issuance of a building permit:
2. The applicant shall combine the two parcels into one and record it with
Washington County.
3. The applicant shall dedicate an access easement for the benefit of adjacent
property owners.
4. The applicant shall dedicate the required 140th Street public right of way to the
City.
5. The applicant shall submit a full lighting plan and cut sheets of all parking lot and
exterior building light fixtures. Only cut-off fixtures are allowed
6. All items in the engineer's memo dated June 1, 2006 shall be completed.
7. Prior to the installation of any signs, the applicant shall obtain sign permits.
