APPROVING A SITE PLAN FOR SCHWIETERS PROPERTIES FOR
PROPERTY LOCATED EAST OF FENWAY AVENUE AND SOUTH OF 140M
STREET
WHEREAS, The Schwieters Construction has requested approval of a site plan to allow
for the construction of a 45,000 square foot building and related site improvements on the
property legally described as follows:
Lots 4 and 5, Bald Eagle Industrial Park, 3'd Addition
WHEREAS, the Planning Commission has reviewed the site plan at a duly called Public
Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
request by Schwieters Properties for a site plan, subject to the following conditions:
1. A site plan is approved to allow the construction of a 45,000 square foot building, in
accordance with the plans received on April 25, 2005, except as amended by this
resolution.
2. The applicant shall present a plan detailing screening of all exterior storage areas to
the Planning Commission no later than June 23, 2005. All screening methods shall
include materials consistent with the architecture of the building, and the screening
plan is subject to review and approval by the Planning Commission and City Council.
All screening indicated on the plan shall be installed no later than July 1, 2006.
3. Prior to the issuance of a building permit, WCA approval is required by the TEP and
the City.
4. The applicant shall comply with the engineer's memo dated April 7, 2005.
5. Prior to the issuance of a Certificate of Occupancy, all rooftop mechanical equipment
shall be screened from view with a treatment compatible to the building architecture.
6. Prior to the issuance of a building permit, the applicant shall submit a lighting plan
for any exterior lighting. The plan shall include cut -sheets indicating that all lighting
will contain cut-off fixtures and will comply with the City's exterior lighting
standards.
7. The applicant shall submit a revised landscape plan detailing compliance with the
City's landscape ordinance.
