HomeMy WebLinkAbout2005.06.06 RESO 2005-0034RESOLUTION 2005-34 APPROVING A PRELIMINARY PLAT FOR GENERATION LAND LLC FOR PROPERTY LOCATED NORTH OF ONEKA LAKE BOULEVARD, SOUTH OF 150"H STREET AND EAST OF GENEVA AVENUE NORTH WHEREAS, Generation Land LLC has requested approval of a preliminary plat to allow 41 townhome lots and two common lots on property legally described as follows: All that part of the west 113 of the northeast quarter of the northeast quarter of Section 20, Township 31 North, Range 21 West, Washington County, Minnesota, lying north of the centerline of Oneka Lake Boulevard, as now established, according to the United States Government Survey thereof Except that part of the northeast quarter of the northeast quarter of Section 20, Township 31 North, Range 21 West, described as follows: Commencing at the northwest corner of the northeast quarter of the northeast quarter of Section 20; thence south 0 degrees 13 minutes east along the west line of said northeast quarter of the northeast quarter a distance of 825.08 feet to the northerly line of Oneka Lake Boulevard and point of beginning of the property herein to be described, thence north 65 degrees 27 minutes east a distance of 95.18 feet; thence north 0 degrees 13 minutes west a distance of 145 feet; thence south 85 degrees 19 minutes 05 seconds west a distance of 86.99 feet, thence south 0 degrees 13 minutes east a distance of 177.45 feet to the point of beginning, according to the United States Government Survey thereof. WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public Hearing and recommends approval, NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the preliminary plat for Generation Land LLC property to be known as "Generation Acres", subject to the following conditions: 1. A preliminary plat is approved to allow the creation of 41 townhome lots and two common lots in accordance with the plans and application received by the City on September 15, 2004 and the revised plans received by the City on April 27, 2005 except as amended by this resolution. 2. Development standards shall be as required by the R4 district. 3. Approval of the Preliminary Plat is contingent upon the approval of the Site Plan. 4. The developer shall comply with all conditions in the City Engineer's Memo dated May 5, 2005. Resolution 2005-34 Page 2 5. The developer must obtain all necessary permits from Rice Creek Watershed District. 6. Utilities shall be stubbed to the north and west property lines to serve future development on these parcels.
