APPROVING A SITE PLAN AND CONDITIONAL USE PERMIT FOR ONEKA
PET RESORT FOR PROPERTY LOCATED GENERALLY EAST OF FENWAY
BOULEVARD NORTH AND NORTH OF FENWAY BOULEVARD CIRCLE

WHEREAS, Oneka Pet Resort has requested approval of a conditional use permit to
allow a commercial kennel as a principle use in the general industrial district and site
plan approval to allow for the construction of a 6,400 square foot building and related site
improvements on the property legally described as follows:
Lot 3 Block 1 of Bald Eagle Industrial Park, 5t' Addition
WHEREAS, the Planning Commission has reviewed the conditional use permit and site
plan at a duly called Public Hearing and recommends approval, and;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the
request by Oneka Pet Resort for a site plan, subject to the following conditions:
1. A site plan is approved to allow the construction of a 6,400 square foot building, in
accordance with the plans received on September 16, 2005, except as amended by
this resolution.
2. A conditional use permit is approved to allow a commercial kennel as a principle use
in the general industrial district, in accordance with the plans received on September
16, 2005, except as amended by this resolution.
3. The applicant shall comply with the engineer's memo dated October 6, 2005, and
submit a revised grading, stormwater management, and utility plan for approval by
the City Engineer prior to issuance of a building permit.
4. Prior to the issuance of a building permit, the applicant shall provide a screening plan
including prospective sight lines from adjacent public right-of-ways. The rooftop
mechanical units shall be screened completely by the parapet wall or a treatment
compatible to the building architecture.
5. The applicant shall submit a completed landscape plan in compliance with the City's
landscape ordinance.
